How It Works
From front door to finished data
in four steps

Most appraisers spend more time on data entry than on analysis. Here's how Moovin flips that.

01

Enter the Address

Punch in the address and Moovin pulls public record data — lot size, year built, property type. That's your starting point.

02

Walk, Build & Capture

Add structures, units, levels, and rooms as you go. Tap to select the area, choose your photo label, and snap. See damage? Flag it on the spot. You control what gets documented.

03

Moovin Generates Your Data

From your labeled photos, Moovin analyzes what it sees and populates UAD 3.6 data fields — materials, finishes, fixtures, systems, quality ratings, condition ratings, and full condition comments. What it can't determine with confidence, it asks you.

04

Review & Refine

Review every populated field and make edits where needed — your professional judgment makes it final. Appraisal software export integrations are in development — when they're ready, your data goes straight into your report software.

💡
More photos, better data. Overview shots establish the space. Close-ups of materials, finishes, and conditions give Moovin the detail it needs. Your thoroughness on-site directly controls the accuracy and completeness of every populated field.
Four steps. Your UAD 3.6 data — populated from the photos you already took.
Time you used to spend on data entry — back in your hands.

Ready When UAD 3.6 Drops

Start now. When the GSEs flip the switch, your workflow is already in place.

The Real Impact
The time you get back.

Traditional software makes you open every field, select from a dropdown, and move to the next one — hundreds of times per report. Moovin lets you label photos with a tap and populates the data fields for you.

10–20+hrs
reclaimed every month
That's 1–2 full work days back — time for analysis, clients, or getting home earlier.
Traditional workflow
Take photos → Sort & rename → Open each field → Select dropdown → Type comments → Repeat × 200+ fields
With Moovin
Tap to label → Flag damage → Review & refine populated data

Based on a typical full-time appraiser completing 15–20 inspections per month

Any Property, Any Complexity
From a single-family ranch
to a multi-structure compound.

The complexity lives in the data structure — not in your process. Moovin adapts to whatever you're inspecting. Add structures, units, and levels as you go.

🏠

Single-Family

One structure, one unit. Walk the property, label your photos, and you're done. The simplest workflow for the most common assignment.

🏘️

Multi-Family

Duplex, triplex, quad — or a 20-unit building. Add units within a structure, each with its own levels, rooms, and photo sets. Every unit gets its own complete data.

🏗️

Multi-Structure

Main dwelling plus a detached garage, ADU, guest house, barn — add as many structures as the property has. Each one gets its own exterior and interior documentation.

🏛️

Complex Compounds

Multiple structures, each with multiple units, each with multiple levels. Moovin handles the full hierarchy — parcel → structures → units → levels → rooms — no matter how deep it goes.

Moovin handles any UAD 3.6 property hierarchy. You build it as you walk — the app follows your lead.

“I built Moovin because I was tired of spending more time clicking through dropdowns to describe what I already saw than actually analyzing the property. UAD 3.6 is going to require hundreds of new data fields — and the GSEs haven't announced a final rollout date. That uncertainty is exactly why the time to prepare is now, not later. The appraisers who have a system in place won't be scrambling when the switch flips. That's what Moovin is for.”

FAQ
Common questions
Moovin uses image analysis to populate UAD 3.6 data fields from the labeled photos you take inside the app — exterior materials (cladding, roofing, foundation, windows), interior finishes (flooring, walls, trim, countertops), fixtures, systems, quality ratings, condition ratings, and condition comments. When the AI can't determine something with confidence — like when a component was last updated — it asks you directly. The more photos you take, especially close-ups of materials and finishes, the more fields get populated automatically.
We're actively building export integrations for major appraisal software including TOTAL, ACI, and ClickFORMS. Founding 20 members will be the first to use them — and their input is helping shape how the export works. In the meantime, Moovin generates a Condition & Quality PDF you can use with your current UAD 2.6 reports today.
No — Moovin works today. It generates a Condition & Quality PDF you can attach to your current UAD 2.6 reports right now. When 3.6 goes live, you'll already know the system and your workflow won't skip a beat.
Full control. You build the property hierarchy as you walk — adding structures, units, levels, and rooms as you go. You choose what to photograph, you label each photo, and you flag any damage on the spot. Moovin follows your lead, not the other way around.
Absolutely. Every field Moovin populates is fully editable. Review, adjust, or override anything at any time. Moovin gives you a thorough starting point — your professional judgment makes it final.
Your data stays yours. Photos are stored locally on your device first, then uploaded to your secure Moovin account when ready. We never share your property data or photos with third parties.
